West Van Coastal Retreat

This one's special - a 3,200 sq ft residence that literally hangs over the water. The clients wanted something that'd make their friends jealous, and we delivered. Floor-to-ceiling glass, natural ventilation, and a rooftop garden that's become their favorite hangout spot.

Richmond Tech Hub

45,000 sq ft of workspace that doesn't feel like a cubicle farm. We convinced the client to ditch traditional layouts for open collaboration zones. Added a living wall that cleans the air better than any HVAC system, plus solar panels that actually pay for themselves. Employees don't call in sick as much anymore - go figure.

Urban Townhouses

Kitsilano Urban Row

Six townhomes squeezed onto a lot everyone said was too small. Proved 'em wrong. Each unit's got its own vibe, geothermal heating, and enough storage that residents aren't renting offsite lockers. Sold out before we finished construction.

Gastown Market Square

Mixed-use development that respects the historic neighborhood without looking like a museum piece. Ground floor retail, offices above, and a public plaza that actually gets used. The rainwater harvesting system waters all the landscaping - hasn't needed city water in two years.

Heritage Restoration

Yaletown Heritage Loft

1912 warehouse that was basically falling apart. Kept the brick, the beams, the character - added everything else. Now it's a stunning residential space with modern systems hidden behind century-old craftsmanship. The heritage committee actually thanked us, which never happens.

Whistler Alpine Lodge

4,800 sq ft that disappears into the mountainside. Reclaimed timber, passive solar design, and a heating system that uses snow melt. Yeah, really. The owners spend more time there than their main house now - can't say we're surprised.

Granville Island Eatery

Turned a boring waterfront space into something people actually want to Instagram. Retractable glass walls, locally-sourced materials, and acoustic panels that look like art. The restaurant's booked solid six months out - they're doing something right.

Mid-Century Renovation

North Shore Mid-Century Revival

1965 gem that just needed some love. Kept the original post-and-beam structure, updated everything else to 2025 standards. New insulation, triple-pane windows, heat pump - all invisible to the eye. Looks vintage, performs like it's brand new.

Burnaby Family Haven

Designed for a family of five who were tired of tripping over each other. Separate zones for kids and adults, mudroom that actually handles wet winter gear, and a kitchen where everyone can cook without bumping elbows. They say it saved their sanity - we'll take that as a win.

Downtown Coworking Studio

12,000 sq ft of flexible workspace that doesn't feel corporate. Soundproof phone booths, standing desks, and natural lighting everywhere. Members keep renewing - occupancy's at 98%.
